The core idea
Three AI agents do the work; the app is just the surface they play on. They wake up one at a time as you get more serious about a house.
The three agents (the ladder)
- Advisor — wakes when you sign up. Knows you.
- Market — wakes when you go deep on a home. Knows the place.
- Home — wakes when you visit. Knows the house. (later)
What happens at each step
- Sign up → you get an advisor.
- Zero a home on Zillow → advisor writes a quick one-page brief from the listing only.
- Open the board → advisor turns it into a card, asks what you liked.
- “Go deep” on a home → market agent spins up, pulls county records, water, permits, satellite — the real briefing.
- Visit → home agent takes the walkthrough notes. (later)
The advisor
- One advisor per board. Shared — not one per person.
- Whoever signs up first owns it (“the Pete advisor”) and invites the others — spouse as a full partner, contractor as a scoped helper.
- It runs a separate session per person and knows who's talking, but it's one brain. Over time it becomes “the Pete-and-Melana advisor.”
- It's yours — you can export the whole thing as a zip and walk away. Day one.
- It's a real assistant (the OpenClaw feeling), built on Pi — does WhatsApp and email, not just home search.
The board
- The kanban board is the shared workspace between you and your agent.
- Structure is the point — it organizes the hunt and lets you see how the agent is thinking. You push back by moving cards.
The number that matters: cost-to-zero
- Not a Zillow price clone. It's what this house actually costs you — cash to get it right + monthly carry, minus what the home gives back (solar, rental, garden).
- Two levels on one path: honest floor (“you can afford this, no surprises”) → north star (“this home pays for itself”).
- Shown as a Home Zero Score that's personal to you and sharpens as the agents dig deeper.
How it's built
- Agents perform skills, not formulas. That's the moat.
- You own the conclusions; we own the engine (the market is a shared commons nobody can own).
- Two data layers: Convex (the shared board) + each agent's own brain.
The money
- Free: zero up to 50 homes/week onto the board.
- Paid wall: the deep dives — ~10 free, then $25/mo (via Clerk).
Day one (not a minimal MVP)
- The full ladder through the deep dive, the shared/multiplayer board, export, and email — all from the start.
Later
- The home visit / tour. The math behind the estimates.
What this changes about what we've built
- The board, the real-time, the plumbing all stay.
- The one flip: on a zero, the advisor writes the first brief (from Zillow), and the market waits for you to go deep.
Still your call
- Re-cut the landing page to the $25/mo story.
- What the “go deep” button actually is.
- The design of the invite / shared-board model.
